After a House Extension or Refurbishment: What Builders' Dust Really Hides and How to Get It Out

The Mess After the Build Is Real. Here Is What to Do About It.

Construction work finishes, the last tradesperson drives away, and you are left looking at a home or commercial space that bears very little resemblance to the finished result you imagined. Plaster dust has settled on every horizontal surface. There is a fine grey film on the windows, the skirting boards, the worktops and inside the kitchen cupboards. Grout haze sits on new tiles. Adhesive residue clings to floor edges. Protective film has been half-peeled from appliances and left sticky.

This is normal. It is also a job that needs the right approach, the right products and a methodical sequence. A standard domestic clean will not cut through it. A builders clean is its own discipline, and it is something we do regularly across Nottinghamshire, Lincolnshire and into Derbyshire.

Whether the work was a rear extension in Grantham, a kitchen refurbishment in Nottingham, a new build in Sleaford or a commercial fit-out in Mansfield, the post-construction clean follows a clear process. Here is what that looks like.

What a Builders Clean Actually Involves

A builders clean, sometimes called a post-construction clean or sparkle clean, covers everything the build left behind. Our after-builders cleaning service is structured around the specific debris types that construction and refurbishment work generates.

That includes:

  • Plaster and screed dust. Fine plaster dust is the defining challenge of any builders clean. It is not like household dust. It re-suspends in the air if you disturb it with the wrong tool, and it coats surfaces in a way that requires damp-wiping in the right sequence, not vacuuming first.
  • Grout haze and tile film. New tiling leaves a residue on the tile face that looks milky when it dries. Left too long, it becomes stubborn. Addressed at the right time with the right product, it comes off cleanly.
  • Adhesive and sealant residue. Flooring adhesive, window sealant, silicone smears and tape residue are all part of a typical builders clean. Each requires a different approach.
  • Paint splashes and overspray. Decorators mask carefully, but splashes happen. We deal with paint on glass, on hardware and on hard floors without damaging the surface beneath.
  • Construction debris from corners and cavities. Off-cuts, fixings and packaging tend to end up in awkward spots. A thorough builders clean includes clearing these out before any surface work begins.
  • General deep-clean of every room. Once the construction residue is dealt with, we work through the property from top to bottom: light fittings, switches, sockets, door frames, internal glazing, kitchen surfaces, bathrooms and floors.

The Sequence Matters

The order in which a builders clean is carried out is not arbitrary. Get it wrong and you create more work, or worse, push dust into surfaces you have already cleaned.

We always work top to bottom and dry before wet. High-level surfaces first, then walls and vertical surfaces, then worktops and fixtures, then floors last. Plaster dust is addressed before any mopping begins. Grout haze is treated before tiles are polished. Windows are cleaned after all other surface work is done, because dust and splashes from earlier stages will otherwise settle on clean glass.

This sequence is one of the things that separates a professional builders clean from a well-intentioned DIY attempt. It is also why the job takes the time it takes. Rushing the sequence produces a result that looks clean until the light catches it at the wrong angle.

New Builds, Extensions and Refurbishments: Not All the Same Job

A new build in Collingham or Bingham is a different clean from a kitchen extension in Worksop or a bathroom refurbishment in Retford. The scope changes depending on:

New builds tend to involve the most plaster dust and screed, often throughout the whole property. There is no existing furniture to work around, but there is also no existing cleaning history, so every surface is being cleaned for the first time. Protective films on appliances, glazing and worktops all need removing carefully.

Extensions mean one part of the property is post-construction while the rest has been lived in throughout. Dust migrates through gaps and ventilation. Often the rest of the house needs a thorough clean alongside the new space, because construction dust does not respect doorways.

Refurbishments (kitchens, bathrooms, full redecorations) tend to be more contained but no less detailed. Grout haze, sealant residue and paint splashes are the main focus, alongside a full deep-clean of the newly fitted space.

Commercial fit-outs in offices, salons or retail premises have their own demands. New flooring, freshly plastered walls, fitted joinery and commercial kitchen installations all leave specific residues. We cover commercial builders cleans across our service area, including in Nottingham, Derby and Lincoln.

Why Eco-Friendly Products Work Well for Builders Cleans

We offer eco-friendly cleaning products on request, and a builders clean is actually a good context for them. The surfaces are new. There is no ingrained grime requiring harsh chemistry. The task is to lift construction residue and leave everything spotless without leaving chemical residue of its own on brand-new surfaces.

If you have new stone worktops, engineered flooring, or specialist tile finishes, it is worth letting us know when you get in touch so we can make sure the products we use are appropriate for those surfaces.

One important note on chemicals generally: bleach and ammonia-based products must never be combined. This applies in any cleaning context, but it is worth stating plainly because post-construction environments sometimes involve multiple product types being used by different people on site. We keep our product use consistent and safe.

When to Book the Builders Clean

Timing matters. The builders clean should happen after all trades have finished and before you move furniture in or take formal handover. If decorators are still finishing, or if a plumber needs to return, the clean will be undone.

That said, some projects benefit from a two-stage approach: a rough clean partway through (to make the site habitable or safe during a phased build), followed by the full sparkle clean at the end. If that is what your project needs, talk to us about it.

Our hours run from 7am to 8pm Monday to Saturday, which means we can fit around site handover schedules, landlord timelines or the day you are due to move in. An early start or a late finish is not a problem.

Builders Cleans Across Nottinghamshire and Beyond

We cover the full region from our base in Newark-on-Trent. If you are finishing a project in Lincoln, Grantham, Mansfield, Nottingham, Ollerton, Southwell or anywhere across Nottinghamshire, Lincolnshire and into Derbyshire, we can get to you.

Post-construction work is happening constantly across the region. New housing developments, commercial conversions, rural barn renovations and town-centre refurbishments all eventually reach the point where the build is done and the clean needs to happen. That is where we come in.

For more on what a thorough deep-clean involves in a domestic setting, our article on after-builders cleaning in Nottinghamshire covers the specifics in detail. And if your project involved a tenanted property that needs to meet inventory standard, our end of tenancy cleaning guidance is worth reading alongside this.

Frequently Asked Questions

What does a builders clean include that a regular clean does not? A standard domestic clean assumes a lived-in home with household dust and everyday grime. A builders clean is designed specifically for post-construction residue: plaster and screed dust, grout haze, adhesive and sealant residue, paint splashes, protective film removal and construction debris. The products, tools and sequence are different. We treat every surface type according to what was done to it during the build, which is why the scope is discussed with you before we start.

Can you clean just the new part of my home, or does the whole property need doing? We can focus on the newly built or refurbished area, but in practice construction dust travels. If you have had an extension or a full kitchen refurbishment, it is very common to find plaster dust throughout the rest of the house, particularly in rooms that share ventilation or were not sealed off during the build. We will tell you honestly what we find when we assess the job, and you can decide on the scope from there.

How long does a builders clean take? It depends on the size of the property, the extent of the work and the condition of the surfaces. A single refurbished bathroom in an otherwise clean home is a very different job from a full new build that has never been cleaned. We quote each job individually once we understand what is needed, so get in touch and we can talk through what your project involves.

Do I need to be there during the builders clean? Not necessarily. Many of our customers hand over keys and return to a finished property. Others prefer to be present, particularly for larger or more complex jobs. Either works for us. We are used to working around handover schedules, site managers and completion deadlines, so we will fit around whatever arrangement suits you.
