Getting a House Ready for Viewings: The Room-by-Room Clean That Sells
Preparing your home for viewings? Our deep clean checklist covers every room, from Newark to Nottingham, so buyers see your property at its very best.

First impressions happen in seconds, and clean rooms sell homes
A viewer walks through your front door and within moments they have formed an opinion. It is not the floorplan or the asking price doing that work. It is whether the hallway smells fresh, whether the kitchen looks cared for, whether the bathroom feels like somewhere they would actually want to use. A deep clean before viewings is one of the most practical things you can do to give your home the best possible showing.
We work with homeowners across Newark, Nottingham, Mansfield, Grantham and the surrounding area who are preparing their properties for sale, and the brief is almost always the same: make it look and feel genuinely clean, not just tidied.
What a deep clean actually covers (and why it goes further than a regular tidy)
A standard clean keeps a home maintained week to week. A deep clean is different. It works through every surface, fixture and fitting in a way that a routine visit does not reach.
For a property going on the market, that means:
- Kitchen: oven cleaned inside and out, extractor filter degreased, the inside of the microwave, fridge and dishwasher, the tops of wall units, grout lines on tiled splashbacks, limescale on taps and the sink
- Bathrooms and en suites: limescale removed from shower screens, taps, showerheads and tiles; grout brightened; toilet cleaned thoroughly including behind the base; mirrors and chrome polished
- Living areas: skirting boards, door frames, light switches and plug sockets wiped down; windowsills and internal window frames cleaned; behind and underneath furniture where accessible
- Bedrooms: wardrobes wiped inside if empty or partially cleared, skirting boards, radiators, and any built-in storage surfaces
- Hallways and stairs: banisters, light fittings, skirting boards, and the front door itself, inside and out
Hard-water areas around Newark and the Trent valley often leave limescale deposits that build up gradually and become very visible under estate agent photography lighting. Getting those taps and shower screens properly clear makes a real difference to how a bathroom photographs.
If you want to understand more about what a deep clean involves room by room, our article on one-off clean or deep clean: choosing the right clean for your home in Newark walks through the differences clearly.
The rooms viewers notice most (and where cleaning effort pays off)
Not every room carries equal weight in a viewing. These are the spaces where a thorough clean has the biggest impact.
The kitchen. Buyers spend more time here than in any other room. An oven with visible grease or a hob with burnt-on residue sends a signal about how the whole property has been maintained. A clean, degreased oven and a sparkling sink cost nothing to achieve with the right products and method, but they change the feel of the room entirely.
The main bathroom. Pink or orange limescale staining around taps, a cloudy shower screen, or grout that has gone grey all read as neglect, even in an otherwise attractive bathroom. These are fixable. They just take time and the right approach.
The hallway. It is the first space a viewer physically enters. Skirting boards with scuffs, a dusty light fitting, or a front door that has not been wiped down set an unhelpful tone before the rest of the tour begins.
The master bedroom. Buyers imagine themselves here. Dust on top of wardrobes, fingerprints on light switches, and grimy windowsills all register, even if a viewer could not tell you exactly why the room felt slightly off.
Timing: when to book the deep clean relative to viewings
Ideally, you want the deep clean completed one or two days before your first viewing, not the morning of. This gives any surfaces that have been wiped down time to dry fully, lets any product smells clear, and means you are not rushing. A clean done the evening before, or two days ahead, also gives you time to spot anything that needs a second pass.
We work 7am to 8pm Monday to Saturday, which means we can fit around your schedule. If you are in Newark, Southwell, Bingham, Collingham or anywhere else in the area and your first viewing is on a Saturday morning, a Friday evening or early Saturday start is entirely workable.
If your property has recently had any work done, a builders' clean may be worth considering first. Plaster dust and adhesive residue from even minor works can sit in places that a deep clean alone does not reach. Our piece on after builders cleaning in Nottinghamshire explains what that involves.
What to do before the cleaners arrive
A deep clean works best when the property is as clear as possible. This is not about making our job easier. It is about making sure every surface actually gets cleaned rather than cleaned around.
- Clear kitchen worktops of appliances, dishes and clutter
- Empty bathroom shelves and remove toiletries from shower trays and baths
- Clear bedside tables and dressing tables
- Move items away from skirting boards where you can
- Empty bins throughout the property
- Let us know about anything specific you want prioritised, a particular stain, a room that gets heavier use, or fixtures you are concerned about
We work closely with each client to understand what matters most for their specific property. Some homes have older tiling that needs a careful approach. Some have very hard water and heavier limescale. Some have been occupied by a family and need more focus on kitchens and bathrooms. Telling us in advance means we arrive with the right products and allocate time where it counts.
Eco-friendly cleaning products are available on request if that is important to you.
A note on safety when cleaning for viewings
One thing worth saying plainly: never mix cleaning products. Bleach and ammonia-based products must never be combined. The reaction produces harmful fumes and it happens quickly. If you are doing any pre-clean preparation yourself before we arrive, use one product at a time and rinse surfaces thoroughly between applications.
Deep cleans for properties across Nottinghamshire and Lincolnshire
We cover a wide area from our base in Newark-on-Trent. Whether you are preparing a family home in Retford, a flat in Nottingham, a period property in Lincoln, a semi in Worksop, or a cottage in Ollerton or Sleaford, we can help.
For a property going on the market, the deep clean is a one-off job with no ongoing commitment required. You book it, we do it, and the property is ready. If you then want regular maintenance cleans during the sales period to keep the property at its best between viewings, we can arrange that too.
Frequently asked questions
What does a deep clean cover that a regular clean does not? A regular clean maintains a home that is already on top of things. A deep clean goes further: inside the oven, behind appliances, into grout lines, around limescale on taps and shower screens, on top of cupboards, along skirting boards and door frames. For a property going on the market, it is the deep clean that gets a home to the standard viewers notice.
How long does a deep clean take before viewings? It depends on the size of the property and its current condition. A two-bedroom flat in good order takes less time than a four-bedroom house that has been lived in heavily. When you get in touch, we talk through the property with you and give you a realistic picture of what is involved. We quote each job individually once we understand what is needed.
Should I book a deep clean or a one-off clean for a viewing? If the property has not had a thorough clean in several months, or if specific areas like the oven, bathroom grout or limescale need attention, a deep clean is the right choice. If the home is already well maintained and just needs a fresh, thorough pass, a one-off clean may be enough. We are happy to talk through which suits your situation before you book.
Can you clean a property in the evening or at the weekend before viewings start? Yes. We work until 8pm Monday to Saturday, so if your first viewing is on a Saturday morning and the property needs to be ready, a Friday evening clean is straightforward to arrange. Get in touch and we will find a time that works around your schedule.
