Deep Cleaning a Rental Property Before Handover in Grantham: What Letting Agents Look For
Moving out of a rented property in Grantham? Our end of tenancy cleaning checklist covers every room, every detail and what letting agents actually check.

Moving Out in Grantham: Why the Clean Matters More Than You Think
Handing back keys to a letting agent in Grantham is one of those moments where the details really count. The property needs to match the inventory it was in when you moved in, and that standard is higher than most people expect. A quick once-over with a mop and a bottle of spray cleaner rarely cuts it.
We cover Grantham as part of our regular rounds across Lincolnshire and Nottinghamshire, travelling from our base in Newark-on-Trent. We know what letting agents in this area look for, and we know which parts of a property get missed most often. This guide walks through the whole process so you go into that final inspection with confidence.
What Letting Agents in Grantham Actually Check
Letting agents work from an inventory. They go room by room, comparing the condition of the property against the check-in report. The areas that generate the most disputes are almost always the same ones:
- Oven and hob. Baked-on grease is the single most common reason a deposit deduction is raised. The oven interior, the door glass, the grill pan and the extractor filter all need attention.
- Bathroom limescale. Taps, shower screens, shower heads and tile grout. In Grantham and across much of Lincolnshire the water is moderately hard, and limescale builds up faster than most tenants realise.
- Skirting boards and door frames. Dust and scuff marks accumulate here over months. Agents run a finger along them.
- Inside cupboards and drawers. Often left entirely uncleaned. Crumbs, grease film and the occasional forgotten item all count against you.
- Windows (internal surfaces). Smears and fingerprints on internal glass are noted on inventories.
- Light switches and socket covers. Grimy switches stand out against a freshly cleaned wall.
- Marks on walls. Some marks are fair wear and tear; heavy scuffs or sticky residue from picture hooks or tape are not.
The standard being aimed for is sometimes described as "inventory standard" or "professional clean standard." That phrase matters because it sets the expectation clearly: the property should look as it did at the start of the tenancy.

Is It a Legal Requirement for Tenants to Have a Professional Clean?
This is one of the most common questions we hear. Since the Tenant Fees Act 2019 came into force in England, landlords and letting agents can no longer require tenants to use a specific cleaning company or to pay for a professional clean as a fixed condition of the tenancy. That clause is no longer enforceable if it was written into tenancy agreements.
However, landlords are still entitled to charge for cleaning if the property is returned in a worse condition than it was at the start of the tenancy, taking fair wear and tear into account. So if the oven is dirty, the bathroom has limescale that was not there at check-in, or the inside of the cupboards has not been cleaned, a deduction can be made.
Booking a professional end of tenancy clean is not a legal requirement. It is simply the most reliable way to ensure the property meets the standard the inventory describes. We quote each job individually once we understand the size and condition of the property, so get in touch and we will talk through what is needed.
What Our End of Tenancy Clean Covers
Our end of tenancy cleans are built around the inventory handover standard. We work methodically through every room, covering all the areas listed above. We bring our own equipment and products, and eco-friendly cleaning products are available on request if you would prefer that approach.
We are available from 7am to 8pm Monday to Saturday, which means we can work around the handover timeline. If a tenant vacates in the morning, we can often be in that same day. If a landlord needs a property ready before a new tenant arrives, we can schedule around that too.
We cover Grantham regularly, travelling from Newark-on-Trent. We also work across Sleaford, Lincoln, Nottingham, Mansfield, Retford, Worksop, Bingham, Southwell, Derby and the wider Nottinghamshire and Lincolnshire area.
For landlords and letting agents managing multiple properties, our commercial cleaning and regular scheduling options are worth a conversation.
What to Do Before We Arrive
A few things that help the clean go smoothly:
- Remove all personal belongings. We clean the property, not around boxes.
- Defrost the freezer the night before if possible. Cleaning inside a frozen or half-defrosted freezer takes considerably longer.
- Make sure the utilities are still connected. We need water and power.
- Leave us access details and a point of contact. We will confirm everything in advance.
If the property has been smoked in, or if there are pets, let us know when you get in touch. These affect the approach and the time required.
Frequently Asked Questions
Is it legal for a landlord to charge for end of tenancy cleaning?
Yes, a landlord can make a deduction from the deposit if the property is returned in a dirtier condition than it was at the start of the tenancy, once fair wear and tear is accounted for. What landlords and agents cannot do (since the Tenant Fees Act 2019) is require tenants to use a named cleaning company or pay a fixed cleaning fee regardless of the property's condition. The deduction must be justified against the check-in inventory.
What do end of tenancy cleaners actually do that is different from a regular clean?
A regular domestic clean maintains a home that is already tidy. An end of tenancy clean works to inventory standard, which means cleaning inside every cupboard, descaling bathrooms thoroughly, degreasing the oven and extractor, and attending to areas that are rarely touched in day-to-day cleaning. The aim is to return the property to the condition described in the check-in report.
How long does an end of tenancy clean take?
It depends on the size and condition of the property. A one-bedroom flat in a reasonable condition takes less time than a four-bedroom house that has not been deep cleaned during a long tenancy. We assess each job individually. The honest answer is that rushing an end of tenancy clean is the thing most likely to cause problems at the inspection, so we allow the time the property actually needs.
What happens if the letting agent is not satisfied with the clean?
This is exactly why it helps to use a professional service and to be clear about what is expected before the inspection. We work to a thorough checklist, but if a specific concern is raised after the inspection, get in touch with us and we will discuss it. The best protection is a clean that is done properly the first time, and that is what we focus on.
Getting Ready for Your Grantham Handover
If you are moving out of a rented property in Grantham, the inspection date has a way of arriving faster than expected. Getting the clean booked early gives you time to deal with anything that needs a second look before the agent arrives.
We have also written a detailed deposit-back checklist for Newark and Nottinghamshire and a broader guide covering what landlords and letting agents across Nottinghamshire expect from a handover clean. Both are worth a read if you want to go into the inspection fully prepared.
